TEAM APPROACH WINS EVERY TIME!

In life, sport and business, there is no doubt that a team approach works best. At Custom, we work hard to ensure that our team culture and collective efforts deliver the best results for our vendors. So far in 2009, our policy of generating genuine strength in numbers and refusal to act as stand alone individuals is working well for our clients. Anyone who has worked in a real estate office will tell you that this approach is quite unique. 

As the crowd gathered on Wednesday in the Eastern Bays to watch the pod of orca feed, comments were made by experts and bystanders that "they are working as a team" and "it looked like the older ones were teaching the younger ones." These comments could well be true as usually nature knows best. By all accounts, the orca were very effective working as a team and this was very impressive to watch. The orca were certainly getting the results.

Anyway, I digress, the Custom Team had a busy weekend with the Auctions at 75 Sussex and 29 Webber Street being very well attended. The Sunday afternoon on-site time slots are proving very popular and much easier to attend. People don't need to take time off work, pay for parking and can view the property one more time in the flesh. Our do-up in Sussex St enjoyed a huge turnout and sold under the hammer. Webber was passed in and now has a price of $799,000 on it with plenty of momentum going into this weekends open homes. The open homes at 127 John Street were also well attended. It is clear that property is still very much front of mind for a lot of local people.

Sue Hatton has all the details on Webber St in Cox's Bay, Nic Blackie is the person to talk to about the result at Sussex St and John Wills is looking after 127 John Street.

Our book sales continue to go really well. We had an email this morning from a young man who purchased our book and now works as a sales agent in the Eastern Bays. He wrote this morning: "I received my certificate just two weeks ago.... I made my first sale on Monday and have given your book to my father, hoping it will inspire him the way it did for me."

It's a bit chilly, but nobody seems to be going into hibernation

The temperature may have dropped a few degrees, but our vendors, buyers and agents are refusing to hibernate.

We've seen some impressive results come through the office over the last 7 days. Vendors are receiving huge interest in their properties and proactive buyers are out there securing the properties they want.

There is no doubt that at this time of year, the supply and demand ratio becomes even more favourable for sellers and smart buyers are still incredibly keen to put their name on high quality city fringe real estate.

Dan Reed  and Sue Hatton achieved a great result for their vendor at 32 Walker Rd, Pt Chevalier.

That property had been through 2 separate campaigns with other agencies with no result.

It had basically been sitting on the market for a year when Dan bought a fresh approach and some energy to the process and achieved a sale in 6 weeks.

Sue Hatton has been on fire selling five properties in four weeks, the most recent one being an unconditional sale at 72 Lincoln Street after the first weekend of open homes. She has also just put red sold stickers on the signs of 4 Bannerman Road and 12 Kingsley Street .

Kerri Wayman and Sue Hatton teamed up to sell 70 Albany Rd ‘quietly', although there was nothing quiet about the sales price achieved.

A very strong result and our vendor is impressed with the amount of energy and proactivity that Sue and Kerri bought to the process.

It's worthy to note that we have our database brimful of real buyers looking for similar family sized options in Herne Bay and Westmere.

Nic Blackie reports that she had well over 70 groups view 75 Sussex St over the weekend and we've also had a strong response to our property just listed at 29 Webber Street. As usual, we intend to leave no stone unturned for each of these vendors.
