DO-UPS ALL THE RAGE AGAIN

I've always felt that one of the signs of a strengthening market is the resurgence of the ‘do-ups'.

There was a period last year where do-ups were seen as ‘too hard' and not a wise place to put money, but there is no doubt that the markets' appetite for do up properties is well and truly back.
There are a growing number of buyers in our area who are happy to pay ‘x' + renovation costs to achieve a home that is close to perfect for them. There is a lot to be said for purchasing a location, putting a stake in the ground and then setting about creating the home of your dreams.

A good example of the well positioned classic Grey Lynn do-up that has gained so much popularity with the buyers is 9 Dryden Street. The Dastardly Daughter of Dryden proved to be the place to be indeed last weekend, when Nic Blackie welcomed well over 100 groups at the property. A midweek open home saw around 20 interested parties coming through the villa.

In other news from the coal face: we are proud to announce that we have welcomed Rose Kirkwood into our team. Rose is a respected and well established agent. She has been doing a great job for over 15 years and we are lucky to have her on board.

The Custom Residential team is now 15 strong and has an incredibly wide reach. Kerri Wayman just sold 48 Clifton Rd to her buyer from Singapore and all of our agents have extensive buyer networks. Nic Blackie sold 8 Dryden Street last weekend in a boomer of an auction with 5 competing parties and one lucky winner.

FROM THE LOCAL COAL FACE

The NZ Herald had an interesting piece on real estate yesterday. It always pays to take these things with a grain of salt, but a lot of what they were saying made sense and is in line with what we have seen in recent months in our local area.

There is no doubt that the supply and demand crisis is putting upward pressure on prices in our area. There is a shortage of property which is creating competition amongst often tired, frustrated and fatigued buyers who simply "want to find a good home in a good street" or "just want to buy and get back to a normal life". Nic Blackie's listing at 10 Murdoch Rd lasted about 10 minutes and achieved great money. Kerri Wayman has just sold 48 Clifton Rd to her buyer from Singapore. Things are happening out there and now is a great time for vendors to act.

Remember our Derelict Duke of Dryden? As it turns out, his Dastardly Daughter is situated right across the road, but no one ever knew as she was hiding behind shrubs and bushes!

Some intense clearing over the weekend has revealed the opportunity of a lifetime: another exceptional Grey Lynn do-up! If the Duke's popularity is anything to go by (sold after the first weekend of open homes, with five parties competing for it), then this weekend should be busy at number 9 Dryden.
