GOOD MONTH!
While this month threatens to go a little bit to custard weather-wise, it is shaping up to be an outstanding month for us here at Custom. I’ve said before that October is one of the busiest months in real estate, and 2009 is certainly no exception.
++ JUST LISTED
This week we’re proud to be bringing a number of outstanding properties to market. Sue Hatton has just listed a property for all seasons in the desired Avenues, while Nic Blackie is launching her pretty and eccentric lady in Murdoch Road, Grey Lynn.
++ JUST SOLD
Nic Blackie has just sold 5 Jessel Street in Grey Lynn. Nic had the property listed for barely a week, when she was able to secure an unconditional offer that was an astounding amount over the last offer the owner had been brought some time ago.
Needless to say the vendor was impressed and it just goes to show what a genuine desire to succeed and a fresh and energetic approach can do for a campaign.
Rex Wortington has sold Ponderosa Drive on the shore, by nurturing the sale every step of the way, putting a huge smile on the faces of his ecstactic vendors.

DAYS-ON-MARKET PLUMMETING
Exciting times at the moment, as we operate in an environment where the amount of days a property stays on the market is plummeting. In September 2008, properties took 52 days to sell (on average) and in the current climate of September 2009, that figure has dropped markedly to 33 days.
These are nation-wide stats (from REINZ]), but of course in our local area, the average days on market is much less again. A lot of ‘By Negotiation’ sales are snapped up within 7 to 14 days and Auctions closing in the traditional 3 week period most of the time.
We are dealing with a huge amount of buyer enquiry at the moment and in response to that we have been very lucky to secure the services of Jeanne Clayton. Jeanne has come on board as a sales agent focusing on Freemans Bay and Quality City Fringe apartments. She has a huge knowledge base and will be a real asset to our team and the community in general.
In local action, our new listing at 12 Picton Street is getting plenty of attention. This is land in a prime position with options for the lucky new owner. Very rare indeed so you’ll need to contact Steve King or John Wills for more details.
Dan Reed has just sold another one in Pt Chevalier. 34 Walker Rd this time. He is definitely on a roll out there.
Rose Kirkwood continues to sell well and always comes into the office with positive news of an improving apartment market. Rose is a Specialist with a capital ‘S’ and vendors love her work.

THE MOST POWERFUL MARKET INDICATORS

I have to admit to a few pre auction nerves when I arrived nice and early for our Leighton Street Auction on Sunday.
At 2.20pm I was thinking, "Where is everyone?" but by 2.45pm, close to 150 people had descended on the property. Making your way through the crowd was almost impossible.
This is definitely a quality home and anyone who attended on Sunday saw two things: 1) the massive amount of work we do leading up to Auction Day and 2) the amount of fizz in the local market. Nic Blackie put the sold sticker up late on Monday night.
Sue Hatton and Kerri Wayman made short work of 4 Ardmore Rd by securing 2 unconditional offers after the first weekend of open homes. Sue and Kerri put in a huge amount of database work directing their buyers to the first open home and the proof was in the pudding (over 80 groups attended). This was a great result for great clients.
Nic Blackie also listed and sold a lovely villa in Marlborough Street, Mt Eden. So 3 deals in 3 days for the Custom Team.
