++ GREY LYNN FESTIVAL ++
Hoping to see a lot of familiar faces at the Grey Lynn Festival tomorrow. The team from Custom Residential will be there celebrating our 1st Birthday. Grey Lynn park is just down the hill from our office, so we thought it would be rude not to attend! Should be a good day, call in and see us if you get the chance.
++ HOT OFF THE PRESS: STRAIGHT UP ++
We are also releasing our very first edition of ‘Straight Up’. We know that the industry is adjusting to changes so we thought we’d help the public out by producing a handy booklet that gives people the real oil on maximising their sales process in 2010. This booklet is free of charge and full of home truths and certainly cuts to the chase. Be sure to get your copy asap. We only have a limited number available.
Last week was another successful week at Custom. Steve King and Jeanne Clayton sold 52 Franklin Rd under the hammer, Rose Kirkwood and Scott Kittelty sold 90 John Street about 20 minutes after the Auction and Nic Blackie sold 14 Harcourt Street by negotiation. Rose Kirkwood also sold another quality apartment at Shoalhaven. Some great results achieved for very happy vendors.

PLENTY OF STEAM IN THE LOCAL MARKET
We’ve got plenty on the go this weekend. Our Auctions on Sunday the 22nd of November include 52 Franklin Rd with Jeanne Clayton and John Wills, as well as 90 John Street with Rose Kirkwood. There still seems to be plenty of steam in the local market as we roll towards Christmas and we’re seeing serious buyers making purchasing decisions so that they can relax over Christmas, knowing their search is over.
Nic Blackie has had a great week selling, with a strong result at 54 Murdoch Rd in Grey Lynn and 7 Farrar Street that her and Sue Hatton sold. Sue Hatton and Kerri Wayman sold 44 Wanganui Avenue and received a great testimonial from their Aussie bound vendors. Rose Kirkwood sold yet another quality apartment.
As most of you will know, the landscape of this industry has changed recently. It goes without saying that Custom Residential is right behind the initiatives involved in the new legislation. We will of course be pressing on with the things we do differently to the others.
As a parting comment: I’m not a serious football fan, but last Saturday I found myself watching the All Whites win their way through to next year's World Cup. Their commitment and passion was obvious even to someone who knows little about the game. What a massive result. Something for us all to get behind.
It’s also great to see that the team shorts are longer than during the ’82 campaign and ‘slug’ moustashes are no longer a team requirement.

PROPERTIES WE KNOW YOU'LL WANT TO VIEW
We’ve got some outstanding property to release this week. Following on from our record October, we’re really pleased to announce the arrival of some top drawer property that we know you’ll want to view this weekend.
Dan Reed has just listed an amazing water front section in Lister Street Pt Chev. (he also just got a street record price for his vendor at 12 Maranui Ave, Pt Chev).
Nic Blackie has launched 7 Farrar Street and 84 Crummer Road - both in Grey Lynn.
Jeanne Clayton and Steve King have brought to market a funky character apartment in Newton Rd, Newton. One enquirer has already said: "I wasn't looking for an apartment, but I have to have a look at this one!"
Sue Hatton has a great villa in Sentinel Rd , Herne Bay, while down at Princes Wharf, two superior new offerings have been listed by Rose Kirkwood.
++ OBSERVATIONS FROM THE LOCAL PROPERTY MARKET ++
There is definitely some fizz in the Spring market due to the number of frustrated buyers who are determined to secure a property before Christmas.
Decisions are being made as we speak. If buyers like what they see, they are definitely quick to act.
++ AUCTIONS THIS SUNDAY ++
We’ve got two Auctions this Sunday: 44 Wanganui Avenue, Herne Bay and 54 Murdoch Road, Grey Lynn. Both are beautiful villas and both Auctions are on-site, which is always the best place for them.

Sue Hatton just sold 27 Tirotai Cres in Westmere. An astounding property with an even more astounding result.
October was our busiest month ever and November is showing no signs of slowing down. Buyer enquiry is through the roof and there is a definite increase in listing activity.
Custom Residential is not the biggest and we don’t sell the most property. The truth is, we’re not interested is selling property in sheer volume. From day one, we chose to focus on the individual needs of each client and provide the outcome and experience that is in line with public expectation.
