From the start of the process Marc’s expertise was evident in helping me in deciding the sale strategy, budget and timeline. Marc Collins at Custom Residential has now sold two properties for us under quite different circumstances. We had an apartment to sell and our house in Mt Albert to upgrade our family home.
Marc managed our expectations and educated us on the whole auction process really well. He sent us along to auctions that had a lot of bidding and also to auctions that didn’t so we could see how they worked. He explained what the outcomes can be despite the two different ways an auction can go. When we sold the apartment this was especially relevant and despite a complete lack of bidding Marc managed to secure the sale price above our expectations and $60K above where the auction was turned in at. The result of this auction really was a testament to Marc’s negotiation skills which we believe are exceptional.
Our house had a lot more bidding activity and even though the dynamic was very different he was still great at advising us on the best strategy to ensure we sold for the best price. We had no idea of how auctions work or buyer psychology and I really believe that the strategies we employed off the back of Marc’s recommendations meant we got the best price we could on both counts.
Marc communicated really well with us. We knew what buyer feedback was at all times. Summaries and reports after Open Homes were on time and always came with a phone call to explain the insight behind the report which we found really useful. Marc was accommodating and would often pop over after work hours if we needed to discuss anything and with two small children coming to the house was never an issue.
To cap it all off Marc was also brilliant at helping us try to find a house to buy. Throughout what really was a difficult process Marc kept in contact and was not only reassuring but backed it up by giving us a heads up as to what was coming on the market and worked his contacts on our behalf. In October 2010, the Brown Kiwi Company Limited Directors (Kevin Bishop, Ian Lawlor and Peter Motion) contracted Jason Trowbridge of Custom Residential Real Estate Ponsonby to sell Uenuku Lodge, located at 217 Ponsonby Road, Ponsonby, Auckland. ‘Uenuku Lodge’ was a going concern comprised building, chattels and a well-developed backpackers accommodation business. The business sold early April 2011.
In the first instance, Custom Residential was chosen over other agencies because Jason’s proposal showed that considerable thought had been given to developing a comprehensive and strategy package. The approach to the sale was timely, taking consideration of the seasonal market shifts and visitors to Auckland, and it also addressed both the property and business together as a going concern. The latter was important to the Directors; we had development the property and business over a number of years and had a desire to see it continue as an accommodation facility.
The marketing plan was cost effective, targeted and flexible, being modified through the sale process following discussions at regular meetings. Together, the Directors believed we were getting the best value for the money being invested in the sale and marketing process.
Throughout the many meetings, discussions and negotiations, Jason approached the business professionally with an astute awareness of the dynamics of dealing with multiple business partners and interests. It was not always an easy process with the differing views of Directors having to be weighed and measured to promote the best result for all concerned. The sale was doubly complicated by the fact that one Director also had an interest in purchasing the business subject to finance being available.
Timing was of the essence on many occasions throughout the negotiations and Jason went the extra distance, putting aside personal commitments and programmes to take advantage of opportunities when they arose. I believe Jason was open and honest throughout the sale negotiations and I have no hesitation in recommending his services to other would-be sellers.

“Robyn explored every option possible for the sale of my ex-rental property in Kingsland. Unbeknownst to me the property had been poorly managed by my property manager for several years and the house had gotten into bad shape.
