BUYING A HOME

This is where it gets exciting. You've decided to search for your new home in the desirable central suburbs of Auckland.

Lifestyle Plus

These central suburbs are certainly amongst the most vibrant in the country and enjoy ever increasing demand due to the easy access to motorways and the CBD as well as the diverse range of top-end restaurants, cafes, bars and boutiques that you will find right on your doorstep. You can also expect to be surrounded by a high number of successful, talented and interesting people that tend to populate the area. We like to describe these Auckland suburbs as having the ‘lifestyle plus’ factor.

Approachable and Knowledgeable

Custom Residential agents are here to help you during your property search. They are dedicated to specialist areas of the community and have accurate and up-to-the minute market information. You will probably discover that there is one agent in the office that you best connect with – get them to keep you informed via email or phone and feel free to ask them as many questions as you like. It’s our job to have the answers. They may also be able to show you properties that are not officially on the market.

Keep your finger on the pulse

A quick and easy way to stay informed is by subscribing to our weekly newsletter. Get the inside scoop on properties that are new to market. You should also devote some time to open homing, comparison shopping, attending auctions, gathering sales statistics and conducting regular online searches.

What home is right for you?

Remember that location is king, so narrow your search to the areas you prefer and also create a list of the features you actually need in your next home. What is going to be important in the next few years? What are your lifestyle goals? Is the family likely to increase or decrease in size? What primary school zone do you want to be in?

Don't ignore the detail

We recommend that you allow yourself the opportunity of completing a thorough due diligence on the property you choose. It pays to check the LIM report and title and possibly get a building inspection done. Buyers should also be aware that a deposit of 10% of the purchase price is usually required at the time of offer and acceptance.

A pre-settlement inspection is also a good idea. This involves you visiting the property just prior to settlement to ensure that the home is in the same condition as when your offer was accepted.
